Once a property is cleared out, we will analyze the property value, outstanding loans and comparables in your area to set a reserve price with you. That is our goal to reach for you and in most cases, we surpass or far exceed our reserve price!

Kleinfelter's Auction sells all properties at NO COST to the seller. Which means you pay us NOTHING! The only cost to the seller is your attorney fees.

We pay for all advertising. Your property will be advertised in the paper, on our website, on the national realtors MLS, and online platforms that reach a worldwide audience.

Once the house is ready for sale, we like to have at least 4 weeks of advertising and showings before the auction date. Our auctioneer and interested parties will have private showings to inspect the property. All estate sales are AS IS, no building inspections are needed. Settlement usually occurs 30-45 days after that sale.

At settlement the buyer pays the 2% transfer and deed preparation fees as well as a buyers premium to Kleinfelter’s Auction.
